Notice of Public Hearing

LEGAL NOTICE

PLEASE TAKE NOTICE THAT the Board of Trustees of the Village of South Floral Park will hold a PUBLIC HEARING on Thursday, February 2, 2023 at 8:00 PM. in Conference Room 2, Elmont Public Library, 700 Hempstead Turnpike, Elmont, New York 11003, to consider the adoption of:

  1. Bill No. 1 of 2023, A proposed local law to enact a new Chapter 173, entitled Stormwater Management and Erosion and Sediment Control; Illicit Discharges, Activities and Connections to Separate Storm Sewer System,” to the Code of the Village of South Floral Park, in accordance with New York State laws, rules and regulations; and  

B.        Bill No. 2 of 2023, A proposed local law amending the following §§ of Chapter 210, “Zoning,” of the Code of the Village of South Floral Park, to clarify Zoning Code restrictions relating to single family dwellings:  § 210-5, “Uses,” of Article II, “Residence District Regulations”; § 210-11, “Maximum Size,” of Article III, “Garages”; and § 210-23, “Size of single-family detached dwellings,” of Article IV, “General Regulations”; the proposed amendments are designed to make clear that: (i) single family dwelling is the only residential use allowed in the Village; (ii) a two-family dwelling is not permitted in the Village unless the Board of Appeals grants a variance therefor under the strict standards for a use variance, rather than an area variance; (iii) while a family occupying a single family dwelling may have and store more than two cars, no garage may be constructed to house more than two cars; (iv) no single family dwelling may have more than one kitchen, and it must be above grade; and (v) no single family dwelling shall have a flat roof, as objectively defined.
